Quite possibly a lifetime’s savings. We check first; then you decide.

Real cost

The listing price is not what you pay.

Taxes, notary and registry are added to the agreed price, plus the valuation if you take a mortgage. Enter the price and see what each item comes to. Before you make an offer, we give you this table with the exact amounts for your property.

Agency fees

The amount depends on the service you choose and the scope of the engagement. Before you sign the engagement letter, you will receive a written proposal with the total amount or how it is calculated, VAT, the services included, any possible additional costs and the payment terms.

Can I buy without travelling to Spain?

Yes, with a power of attorney. A representative signs on your behalf before a Spanish notary.

What happens to the deposit if the deal falls through?

It depends on the deposit contract (arras). With withdrawal-type arras (arras penitenciales), if the buyer pulls out they lose the deposit; if the seller pulls out, they return it doubled. That is why we review the contract before it is signed.

How long does a purchase take?

It depends on how ready the transaction is: whether the property’s paperwork is in order, whether you have the funds available or an approved mortgage, and whether the home is handed over free of tenants. On average, between two weeks and three months. With a mortgage, the law also sets a minimum period between the bank’s offer and the signing.

Do I also need a lawyer?

The prior legal check is part of our service. If you prefer your own lawyer, we work with them.
